Welcome to Inspiration Point!  We hope you have a wonderful stay and enjoy the beautiful Big Bear Lake area…

When Choosing To Stay In a Private Home Please Take Note Of The Following: 
Renting a home is very different from rooms offered in a hotel, and also different from the little cabins offered at area lodges.  If you have specific concerns please express them at the time of making your reservation and we will do our best to make sure your concerns are addressed. 

We Are Not a Hotel:  Homes are more complex than a one room accommodation. We strive to make the home perfect for your stay. Although we are very diligent in our care and maintenance, it would be reasonable to expect the possibility of unintentional unexpected malfunctions at any given time. Should an issue of inconvenience arise while you are occupying the home we have a 24 hrs on-call contact.  The number is (805) 892-4184.  Due to the location of the rental, services and parts may be unavailable which can cause delays and lead to disappointment; this is especially true in hot tub cases. 

Check-In:  4:00 pm on the day of arrival:  The individual who has signed as the responsible party for renting the premises and used their credit card to pay for the Reservation (Reservation Holder) MUST be the one to check-in; no keypad code or information will be provided otherwise.  

Check-Out:  10:00 am on the day of departure.  If you fail to be completely out by 10 a.m. you may be subject to losing your entire security deposit depending upon the severity of the violation. Out of respect to our cleaning staff and newly arriving guests we strictly enforce our arrival/departure times. 
There is no proration of rent for late arrivals or early departures.

Taxes:  Renter is responsible for payment of 8% Transient Occupancy Tax and 3% Big Bear Lake Tourism Business Improvement District fee which is calculated based on nightly rental rate, cleaning fee, and all other fees except the security deposit. These costs are included in total rate paid by Renter.

Keypad Door Entry Code:   The entry code for the front door will be emailed or sent via text message to the address/number you provide prior to your arrival. The keypad is battery operated and will work during power outages. 

Occupancy and Parking Limits:  We abide by the City of Big Bear Lake's transient occupancy ordinance. Please do not have more guests or cars than permitted on your rental agreement (14 guests/4 cars). These limits also include any unregistered guests and their vehicles visiting during the day or at any time during your occupancy. Street parking is not allowed during snow conditions. Blocking a City snow plow can result in a citation and possibility of being towed.

Security Deposit:  A security/damage deposit of $1500 is required. This must be received with payment of the reservation. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. 
•    No damage is done to the property or its contents, beyond normal wear and tear. 
•    No charges are incurred due to contraband, unapproved pets or collection of rents or services rendered during the stay. 
•    All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. 
•    No linens are lost or damaged. 
•    NO early check-in or late checkout. 
•    The renter is not evicted by the owner (or representative of the owner), or local law enforcement.

Cancellation Policy: Once a reservation is booked, and deposit received, it is non-cancellable.  If you need to cancel AND If we are able to re-book the time slot, the amount paid will be refunded, less a $200 fee.  No cancellations are accepted due to circumstances beyond our control, such as inclement weather.  Due to this, we highly recommend the purchase of “TRIP CANCELLATION INSURANCE” for any stay (for the protection of your vacation rental investment)!

Minimum Stay:  There is a two-night minimum stay requirement; Holiday/Peak times may require a longer minimum stay.

Reservation Payment: Reservations are to be paid in full at time of booking.
•    If your check-in date is within 4 days of booking, your reservation must be paid by credit card immediately to guarantee your reservation.
•    If your check-in date is within 30 days of booking, your reservation can be paid by credit card or cashiers check and must be received by our office within 2 business days of the booking date to guarantee your reservation. (Note: A personal check is acceptable BUT your reservation will not be guaranteed until your check clears.) 
•    If your check-in date is within 31 or more days of booking, your reservation can be paid by personal check, cashiers check or credit card and must be received by our office within 3 business days of the booking date to guarantee your reservation.

Rates:  Rates vary by season and during Holidays. All renters are charged applicable city taxes, a cleaning/linen service fee of $350 for the end of the stay cleaning (non-refundable, see note below on inclusions) and a pet fee (dogs only) when applicable.
Cleaning/linen Fee:  This cost noted in Rates covers standard housekeeping, trash hauling to transfer station (limited amount), firewood restocking, fireplace cleaning, deck and surrounding cleaning, spa cleaning, dock sweeping (when in place), window cleaning.  Any moved furniture (inside and out) is expected to be placed back in original location by Guests before departure. Additional cleaning that goes above and beyond will be billed at $45/hour.
Housekeeping Service:  While linens and bath towels are included in the house, daily/mid-stay maid service is not included in the rental rate, but it is available as an option (cost depends on service requested).  We have provided beach towels. We do not permit bath towels or linens to be taken from the house.   In Big Bear you can expect having little creatures such as bugs, spiders, and mice. We make every attempt to control these pests but they can be stubborn and reappear within days. If you have any problems with them while in the home, call and we'll attempt to minimize the problem. However, you should realize that they are part of a mountain environment and must be tolerated to some extent.  We try hard to make the home perfect for your arrival, however dust, especially in the spring is very difficult to control, many times reappearing within hours.
TV/Internet Access:   While we provide Wi-Fi (DSL) and cable TV in the house, we do not guarantee usability. Often systems in the area are down due to inclement weather and other causes.  TV and Internet access does not add additional fees to the nightly rate thus there will be no financial compensation for the lack of service.

Phone: International calling is blocked.

Pets: We accept well behaved dogs (maximum of two).  There is an extra fee of $25/night/dog + tax added to the rate.  We cannot accept cats due to Owner’s allergies.  The yard is not fenced.  You must clean up after your pet or additional cleaning costs will apply.  Please use the dog blankets that are at the home to protect the furniture.

No Smoking:  $500 fee if any sign of smoking inside/outside.  We are very strict with this policy.

Rain Checks:  Rain checks are not available.  This is why we highly recommend Trip Cancellation Insurance.

Winter Months: You are required by law to carry chains during the winter months! Weather can be very unpredictable. We will not be held responsible for any delays or inconveniences caused by inclement weather. We cannot be held responsible for any circumstances beyond our control.  There are three (3) access roads into Big Bear. In the event that all three (3) roads are closed at the same time by highway authorities, please report this to our office.  
Please Note: During the winter season, November through Mid-April, the dock on the lake is removed.

During Exceptionally Heavy Snow Conditions:  It would not be unusual for the commercial snow plow to be inoperable or delayed, therefore, it would be normal for your parking area to have more snow than you would expect.  The property is equipped with snow shovels for your convenience. Once weather permits the commercial plowers will resume their scheduled route. We highly advise removing your vehicle if you see the plower so that your parking area can be cleared for your convenience. 

Power Failures:  This is a common occurrence in the mountains.  There are no discounts/refunds due to power outages.

Fires In Our Mountain Region:  You will be expected to utilize the time you have committed to unless authorities have declared the area inaccessible. With most past fires there have been no inconveniences or disruptions to our staying guests. If you have any questions or concerns please call our office prior to departing from home. The Big Bear Community being closed to fire danger is not a common occurrence and will be held to the same policies as road closures for inclement weather.  

Fires: Absolutely no open fires, fire pits, or fireworks are allowed in Big Bear at any time! It is against Forest Service rules to have any fire outside, including at lakeside.  There is a potential $1,000 fine and this will be charged to the Guests registered at the house.

Ashes: Do not dispose of ashes from BBQ’s and fireplaces. If ashes are cold, you may place them in the small metal can provided on the deck.  If you are in need of disposal of hot ashes, please contact our office and we will arrange.  Any improper disposal of ashes will result in forfeiture of your security deposit.

Appliances:  Home appliances are maintained and inspected by licensed contractors. There will be no refunds due to circumstances beyond our control with any of the appliances. 

Air Conditioning: The home is not air conditioned.
Hot Tub:  No children under the age of 12 are permitted in the hot tub(s) at any time.  When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.  DO NOT STAND ON THE HOT TUB COVER.  Hot tub covers are for insulation purposes and are not designed to support a person or persons.  They will break and you may be charged for replacement. Remember to leave the cover on when not in use so the hot tub will stay warm. The hot tub is professionally maintained, serviced, and cleaned.  There is no additional costs built into the rental rate for the use of the hot tub; therefore we will not offer any compensation for issues arising beyond our control.

Movie rentals: The living room television is connected to a Blu-ray player that Amazon Prime Member’s can rent movies through. As with other items, usage of this equipment is not guaranteed. 

Smoke Detectors: Do not touch smoke detectors or carbon monoxide detectors. This will put the alarm system into trouble mode and cause constant beeping. $85 fee will be deducted from the security deposit if this occurs.  If detectors are beeping, call for service.

Other:
-Guests must be 21 years or older to rent. No guests under the age of 21 will be allowed to access our rentals without at least one person being 21 years or older. 
-No parties or disturbances disrupting the peace in the neighborhood at any time day or night, especially between 9:00PM – 8:00AM
-Rate Changes:  Rates subject to change without notice. 
-Guests are limited to (3) trash cans full of trash and (3) cans full of recycle.  Anything more will need to be taken to a trash disposal center or fee will be incurred.  Note: weekly trash pick-up occurs on Tuesday mornings (weather permitting).
-Falsified Reservations:  Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 
- We will not be held responsible for circumstances beyond our control.  Once we have been alerted to a problem we will do our best to help minimize or alleviate the issue in a timely manner, we will not offer additional compensation for an inconvenience that was addressed expeditiously.
-We reserve the right to refuse service to anyone.
-Written Exceptions:  Any exceptions to the above mentioned policies must be approved in writing in advance.
-Mediation: Occupant agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, before resorting to arbitration or court action.  Mediation must occur in Santa Barbara County and any fees will be paid based on mediation results.   
-This Agreement shall be governed and constituted in accordance with the laws of the State of California.
-Our home has been inspected and approved for vacation rental by the City of Big Bear Lake.

The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
